
Property Valuation Assistant - Uganda Electricity Distribution Company Limited (UEDCL)

Job Purpose
The Property Valuation assistant at UEDCL is responsible for conducting property valuations for both land and buildings to support the company’s infrastructure and development projects. This role involves providing accurate, reliable, and timely valuations, ensuring compliance with relevant regulations, and supporting decision-making processes for the acquisition, disposal, and development of property assets.

This position plays a critical role in ensuring that UEDCL‘s property transactions are carried out at fair market value and in compliance with legal requirements. By providing accurate and professional property valuations, the officer supports the company’s strategic initiatives, including land acquisition for projects, assessing property worth for insurance purposes, and ensuring the cost-effectiveness of the company’s real estate transactions.
Key Result Areas
- Conduct thorough property valuations, including land, buildings, and infrastructure, ensuring accuracy and compliance with legal and regulatory requirements.
- Assist in the valuation of properties for acquisition, disposal, leasing, and financing purposes, providing reliable valuation reports.
- Prepare detailed valuation reports, including market comparisons, condition assessments, and other relevant property details.
- Work closely with project teams to assess land and property needs for new projects, ensuring that valuations are aligned with project budgets and objectives.
- Conduct site visits and inspections to gather necessary data for property appraisals, including property condition, location, market trends, and other influencing factors.
- Ensure compliance with national and international property valuation standards (e.g., RICS standards).
- Provide property-related advice and expertise to senior management and project teams regarding land acquisition, lease agreements, and property investments.
- Liaise with external valuers, surveyors, legal advisors, and other stakeholders to ensure the smooth completion of property transactions.
- Assess and manage property-related risks, including legal disputes, environmental concerns, and market volatility.
- Assist in maintaining an accurate and up-to-date database of all properties owned, leased, or under consideration byUEDCL.
- Ensure that property valuations are completed within the set timelines and support the company’s strategic planning and budgeting processes.
- Perform any other duties or tasks as assigned by the Chief Projects and Construction Officer.

Person Specifications
Academic Qualifications
- Bachelor’s degree in Real Estate Management, Property Valuation, Land Economics, or a related field.
- Professional qualifications or certifications in property valuation (e.g., RICS, IVS) would be an advantage.
Experience
- At least 5 years of experience in property valuation, with a focus on land and real estate projects.
- Proven experience in property appraisals for acquisition, development, and financial purposes.
- Strong understanding of property laws, regulations, and industry standards.
- Experience in preparing comprehensive valuation reports and presenting findings to management.
Competencies
- In-depth knowledge of property valuation methods, including market comparison, income approach, and cost approach.
- Strong analytical skills and attention to detail.
- Ability to conduct property inspections and accurately assess property condition and market trends.
- Strong communication and interpersonal skills, with the ability to effectively liaise with stakeholders, including legal advisors and external valuers.
- High level of professionalism and ethical standards, ensuring unbiased and accurate valuations.
- Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint) and property valuation software.
Working Environment
- Office-based, with regular site visits to assess properties and gather data for valuations.
- Flexibility in working hours may be required to meet project timelines or property transaction deadlines.
